Project Delivery Methods

CM@R – Construction Manager at Risk

In Construction Management at Risk (CM@R), the owner selects a contractor based upon qualifications and experience, team and CM@R fee, before the design and bidding documents are fully completed. The CM@R and design team work together to develop and estimate the design. A guaranteed maximum price is provided by the CM@R, who then receives proposals and awards subcontracts. The design consultant team is selected separately and reports directly to the owner.

In Design-Build (D-B), the contractor and architect team are hired by the owner, and partner together as one entity to deliver a complete project. A guaranteed maximum price is provided by the D-B team based on preliminary scope and programming documents provided by the owner. Typically, a separate design team is hired by the owner to provide “Bridging Documents.” The D-B team develops preliminary drawings that meet the program requirements and provide a guaranteed maximum price to design and build the project. After award, the D-B team will complete the design, solicit proposals, and build the project. 

In EPC, the contractor has capabilities during each phase – engineering, procurement, and construction. This approach allows us to handle comprehensive multi-discipline design, front-end loading (FEL), BIM modeling and permitting; advanced procurement planning or early lead-time strategy, trade partner/vendor prequalification and selection, bid solicitation and contract negotiations; and general construction services from preconstruction to self-perform capabilities. 

Design-bid-build projects offer owners a familiar delivery method that prioritizes accepting the lowest initial bid. It allows the design and construction teams to independently define full scopes. Additionally, the linear design-bid-build process can be easier to manage, and some owners may prefer working and maintaining accountability with a design team and contractor separately. 

In Construction Manager as Agent (CMA), the owner selects a fee-based contractor to function in an advisory capacity only, serving as agent to the owner. The CMA acts in the owner’s interests at every stage of the project and works to prevent scope-creep, performs value engineering, cost/ benefit analysis and best value comparisons. Actual construction is typically provided by prime contractors (typically referred to as Subcontractors) other than the CMA. The owner holds the contracts directly for all prime contractors.

  • Silica Awareness: Covers the risks of respirable crystalline silica exposure, long-term complications, safe work practices, and protective equipment to prevent harmful exposures.   
  • First Aid/CPR: Teaches skills and responses in life-threatening situations such as cardiac arrest, drowning, or severe injuries and the importance of fast response time.

Our Focus 4

At JE Dunn, we understand that a proactive approach with our quality efforts early in projects is well worth the investment. Any issues we can resolve prior to beginning construction helps maintain both schedule and budget. While some challenges are unique, history shows us that most quality problems are avoidable with a particular focus on four management steps which are proven to provide maximum value to our projects. We call these our “Focus 4” and they include Constructability and 3rd Party Peer Reviews, Mock-Ups, Pre-Installation Meetings, and First Work in Place Observations. 

Constructability and Third-Party Peer Reviews

Constructability reviews are in-house reviews of contract documents. Our constructability reviews are supported by a document review checklist that covers a range of items under multiple disciplines.

In addition to our in-house reviews, JE Dunn requires third-party peer reviews of the contract documents conducted by an engineer separate from the engineer of record. This third-party engineer will review the design documents for certain critical scopes of work.

At the conclusion of both reviews, our goal is to collaborate with the design team to officially incorporate any agreed upon comments into the design, while recognizing and respecting the design team’s authority as the designer of record.

Mock-Ups

Mock-ups are utilized for both aesthetic and functional purposes and can incorporate a variety of project elements. Ideally, the mockup process is complete prior to all associated products being ordered and any installation commences on the project. This process requires upfront planning and buy-in from our Owner and design team to be successful. When proper time and budgets are allotted, projects prevent rework and experience higher quality which helps maintain overall schedule and budget. In some cases, our Virtual Design and Construction team builds three-dimensional models to serve as virtual mock-ups for different aspects of a project, usually in addition to a physical mock-up.

Pre-Installation Meetings

Pre-installation meetings are held before construction commences for each significant construction activity or scope of work as listed in the project-specific quality plan to communicate the quality expectations of the project contract documents. These meetings focus quality efforts on preventing deficiencies. Topics discussed in these meetings usually include: design document details, submittal details, mock-ups, authorities having jurisdiction, inspection processes, associated software requirements, and punchlist processes.

First Work In-Place Observations

First work in-place observations refer to our process of inspecting the initial installation of each scope to ensure they meet contract document requirements and quality expectations. Like mock-ups, taking the time to stop after 10% completion to ensure design requirements and expectations are being met early in a scope of work allows the project to prevent re-work and maintain schedule.

Self-Perform

Our process starts with dedicated estimators and project managers who collaborate closely with owners and design teams to optimize the design for the scopes we self-perform.

Offsite Manufacturing

JE Dunn has offsite manufacturing facilities in Kansas City, Missouri, and Nashville. The main goal of these facilities is to collaborate with our Self-Perform teams across the country to transfer tasks from the site to a controlled environment. Our Self-Perform teams engage with our manufacturing team from the beginning to identify and perform as much work as possible at this facility. This enables more flexibility and efficiency for our field workforce. By bringing work from the field into a controlled environment, we improve the safety and productivity of our workforce while also improving the quality of the finished product. The controlled environment and safe working conditions are also a selling point to growing our workforce.
